<p>Two-Building Complex Maintains Nearly 100% Occupancy HOBOKEN, N.J., June 13, 2011 .The Lexington, a two-building apartment complex in Hoboken, N.J., has satisfied a unique niche in this city.s luxury rental market for the past two years. Located in a previously-designated redevelopment zone, the complex has maintained nearly 100% occupancy since it was completed in 2008 by Hoboken-based JDA Group (JDA). The full-service residential and commercial development company is the developer, owner and manager of the two-building complex at 632 Grand and 619 Adams Streets. .Rentals have been strong across the board during the recession,. said Greg Dell.Aquila, JDA.s president, .and Hoboken has done very well. In particular, we have attracted many tenants who appreciate the quality construction and finishes at The Lexington, where each apartment features the same level as a for-sale house or condo. At the same time, the residents choose to rent because they don.t want the responsibilities associated with home ownership.. The five-floor Lexington East features 10 one-bedroom apartments. Lexington West has 40 two-bedroom, two-bath layouts. Both buildings command some of the highest rents in the city. According to Dell.Aquila, tenants consist of singles, couples and families. In particular, many newlyweds have moved to The Lexington and are staying as they start their families. Dell.Aquila credits successful occupancy to JDA.s approach to management. .We pay meticulous attention to tenants. needs, and the maintenance of the buildings is our priority.. Tenants like Ingrid and Rick Stoll and Joy Wheeler and Brian Mullally agree. Both couples looked at many rental properties in Hoboken before deciding to move to The Lexington. .Most other buildings were dated and did not have the same amenities as The Lexington,. Investors Savings Bank financed the development, which had a construction cost per square foot of $160, which is more typical of for-sale pricing than apartments. Dell.Aquila, who served as general contractor, said the goal for everyone was creativity and quality. .We incorporated gourmet kitchens with top-of-the-line appliances and granite countertops, upscale fixtures in the bathrooms and expanded base molding with hardwood floors,. he explained. .We wanted the buildings to be the best in the City and spared no expense in the construction.. The Lexington apartments include central HVAC and are all pre-wired for computer and Internet access. Lifestyle amenities were added, as well as the Tranquility Garden and an art-deco lobby featuring a channeled ceiling with metal accents and elegant lighting elements such as flower cluster designs and brushed nickel candelabras. <p><span style="font-size: x-small; font-family: Arial;">FOR years now, it has been the practice among some condominium developers to incorporate artwork into the design of their buildings. public spaces, as an inducement to sophisticated buyers. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">More recently, the notion has been extended to private space. The</span><span style="font-family: Arial;"><a title="http://www.40park.com/" href="http://www.40park.com/"><span style="font-size: x-small;"> 40 Park </span></a></span><span style="font-size: x-small; font-family: Arial;">building in Morristown, for instance, offers buyers free interior design service that can include customized display of personal art collections or special pieces. There and elsewhere, buyers. own designers are also sometimes brought in during the construction process, so that personal art can be installed and ready for display when the building opens for occupancy. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">At the </span><span style="font-family: Arial;"><a title="http://www.vizcayanj.com/" href="http://www.vizcayanj.com/"><span style="font-size: x-small;">Vizcaya</span></a></span><span style="font-size: x-small; font-family: Arial;"> in West Orange, which was designed with a hotel-like ambience, one recent buyer seems to have taken the trend to new heights, by getting design input for a home gallery. Or perhaps it could more accurately be called a gallery that is also a home. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">The woman (she and her husband do not want their names published) desired a showplace for her collection of paintings and sculpture garnered on trips around the world, according to the couple.s longtime interior designer, Arthur Simon of Designs for Interiors in Springfield. After the couple decided on a 2,600-square-foot penthouse at the Vizcaya, an 86-unit complex being built in phases alongside the South Mountain Reservation, Mr. Simon said, he began dreaming in white. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">.White glass-tile floors,. he said. .White walls; white furniture. White marble, ceramics, carpet, shades, fixtures . everything precise and pristine to set off the art.. He also worked with the owner on placement of the work, and continues to arrange new pieces as she acquires them. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">The couple travel frequently, and they have two other homes . on top of which they are .clean and meticulous people,. Mr. Simon said. Still, they employ a full-time housekeeper to keep the condo gleaming white, and him to maintain the collection. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">The pieces include paintings and sculpture. Most are contemporary, and many from Latin America (although three are by the Brooklyn artist Gerson Leiber). There is also some antique furniture. The curator . that is to say the homeowner . has an interest in opening an actual gallery at some point, Mr. Simon said. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">The collection is shown off at parties, and occasionally glimpsed by other buyers or potential buyers at Vizcaya seeking inspiration, said Lisa Macchi, an executive vice president for marketing and sales for the builder, </span><span style="font-family: Arial;"><a title="http://www.millenniumhomes.com/default.aspx" href="http://www.millenniumhomes.com/default.aspx"><span style="font-size: x-small;">Millennium Homes</span></a></span><span style="font-size: x-small; font-family: Arial;">. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">.Our homes start at $825,000,. Ms. Macchi said, .and we regularly sell homes over $1 million, and have sold homes for over $2 million. Invariably, our buyers bring in a designer . sometimes even prior to making a purchase. They want to personalize and make a statement, whether it be with artwork or some other visual aspect of the space.. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">At a building in Hoboken called the </span><span style="font-family: Arial;"><a title="http://thelexingtonhoboken.com/" href="http://thelexingtonhoboken.com/"><span style="font-size: x-small;">Lexington</span></a></span><span style="font-size: x-small; font-family: Arial;">, the developer Gregory Dell.Aquila wanted to make an artistic statement, and is making it with the paint on his walls. Not paintings, paint. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">Mr. Dell.Aquila, the president of the </span><span style="font-family: Arial;"><a title="http://www.jdagroupllc.com/" href="http://www.jdagroupllc.com/"><span style="font-size: x-small;">JDA Group</span></a></span><span style="font-size: x-small; font-family: Arial;">, claimed the penthouse condo for himself. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">.I wanted to live here out of commitment to what I do,. said Mr. Dell.Aquila, describing that as the development of .top-tier. luxury units in .off. locations, on the back side of Hoboken, where some property is still available. .And I wanted to show what is possible in terms of luxurious design, even at an off-waterfront site,. he said. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">He says he is at work on several single-family homes right now, and plans to build condos again when the market revitalizes. He said he would use his own apartment as an advertisement for .high-level. design. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">The designer Tomas Sheleg used custom cabinetry, futuristic furnishings, LED light panels mounted in the walls, and earth-toned fabrics to create the mood Mr. Dell.Aquila was after. Then the decorator/painter, Steven Peabody, wrapped the whole apartment .like a womb,. using specialized paint techniques. </span></p>
<p><span style="font-size: x-small; font-family: Arial;">Mr. Peabody airbrushed walls at their joinings with ceilings and baseboards to emphasize shadows and curves in the natural line of vision. He used the same technique to create the illusion of tray ceilings, and employed a subtle color change to create a .horizon line. that tracks the line of the real horizon seen out the windows . in southwest Hoboken as well as across the river in Manhattan.</span></p>
